




Project Overview
Beacon Roofing was selected to complete a full commercial roof replacement for Mullen High School after the campus experienced extensive and recurring roof leaks caused by an aging ballasted EPDM roofing system.
After a thorough evaluation, it was determined that continued repairs would be costly, temporary, and insufficient for long-term performance. Beacon Roofing worked closely with school representatives to design and execute a complete replacement solution that improved durability, reduced future risk, and minimized disruption to students and faculty.
Existing Roof Conditions
- Aging ballasted EPDM roof system
- Widespread active leaks
- River rock ballast covering the system
- Moisture intrusion in select insulation areas
- Ongoing maintenance issues with no long-term fix
Due to the age and condition of the system, repair-only options were ruled out in favor of a full replacement.
Roofing Solution Implemented
Beacon Roofing replaced the existing system with a Johns Manville 60-mil fully adhered TPO roofing system, providing a modern, high-performance solution built for long-term reliability.

- 20-Year No Dollar Limit (NDL) Manufacturer Warranty

Ballast Removal & Material Coordination
A significant component of this project involved the safe and controlled removal of existing river rock ballast.
Rather than disposing of the material, Beacon Roofing coordinated with the school to store the ballast on campus, allowing it to be reused for other landscaping and campus needs — saving the client additional expense.

Installation Process
Once the ballast and existing roofing system were removed, Beacon Roofing:
- Delivered and staged all roofing materials on-site, including:
- TPO membrane
- DensDeck cover board
- Flashing components
- Coping cap
- Walk pads
- Carefully inspected all existing insulation
- Replaced only insulation impacted by moisture intrusion, reducing unnecessary material costs
This approach allowed the client to receive a new roof system without paying for insulation replacement where it wasn’t required.
The total tear-off and replacement process took approximately two weeks, with work coordinated around school operations to ensure minimal disruption.
Safety & Scheduling Considerations
Because the project took place on an active school campus, safety and scheduling were critical.

- Coordinate work around school hours and activities
- Maintain clear safety zones
- Protect students, faculty, and staff throughout the project
